Cancellation Policy
At Woodsong Acres, we understand that plans can change unexpectedly, and we strive to accommodate our guests to the best of our abilities. However, as a small establishment, cancellations can significantly impact our business. Therefore, we have established the following cancellation policy:Guests must cancel at least 30 days before check-in to receive a full refund. To receive a 50% refund guests must cancel between 7 and 30 days before check-in. If a guest cancels less than seven days before check-in, hosts will still be paid 100% for all nights booked.Check-in and Check-out Policy
Check-in time at The Bed and Breakfast at Woodsong Acres and The Cottage at Woodsong Acres is between 3:00 PM and 6:30 PM. Check-out time is by 10:00 AM on the departure date. Early check-in and late check-out may be possible upon request, subject to availability. Guests are kindly asked to settle any outstanding charges during check-out and return all keys. We appreciate your cooperation in adhering to our check-in and check-out policy for a smooth and enjoyable stay.

Guest policy
Guest policy All guests are to be present at the time of check in unless prior arrangements are made with the innkeepers/owners. For example, if a person checks in as a single occupant then no one else is permitted in the room or cottage or on the property unless prior permission was obtained and arrangements were made before checking in and the extra guest is registered.
Please remove shoes/boots off when entering the inn…slippers are welcomed!
Privacy
All adults must reveal their name, address and telephone number at registration or check-in. The owners reserve the right to copy driver’s license and identification of any adult guest. This information will be kept confidential. We are not responsible for lost or stolen items.
Locked Doors
Guests are given the front door code at the time of check-in. The code is strictly confidential and not to be shared with any other person other than the registered guest.
Smoking, vaping, diffusers or hookah
Woodsong Acres is proud to offer a smoke-free environment. Smoking or vaping of any kind is not permitted in guest rooms, bathrooms, porches, indoor public areas, nor anywhere on our grounds where it may impact other guests or pose a fire hazard. We will assess a $300 cleaning fee for any violations of our no smoking policy. No diffusers with fragrance are permitted. No candles of any kind are permitted.
Hiking and Disc Golf Waiver
Guests are welcome and encouraged to use our beautiful hiking trails and disc golf course. In order to do so, a signed waiver is necessary beforehand. Request from innkeeper. Access is subject to hunting seasons and logging activity. Check with innkeeper.
Alcohol abuse and property damage
Behavior related to the excessive use of alcohol will not be tolerated and will result in immediate expulsion from the property with no refund and if damage or inconvenience have been experienced then the guest will be charged a fee of $300 or an amount equal to repairs to the damage. Any permanent damage to our property and or linens will result in a fee of $300 charged to the guest.
Neighbor policy
All guests are to be considerate of the other guests and maintain quiet especially between 10 PM and 8:30 AM. Guests are permitted in their personal rooms, common areas in the Guesthouse, trails, yard, driveway and pond areas outdoors. No guest admission to the owners quarters including the kitchen. No admission to the barns. Guests are to respect the privacy of the occupants of the cottage and not look into the windows unless the innkeeper has granted permission when the cottage is unoccupied.
Pets
No pets are allowed on the property.
Children
Children Children ages 8+ are welcome at The Bed and Breakfast. There are no age restrictions for The Cottage.
Pond
Non swimmers are not permitted on the paddleboat or on the dock or close to the edge of the pond. No swimming.
Owner’s Privilege: The owners reserve the right to enter the premises of all our facilities when guests are not present to attend to housekeeping matters.

Woodsong Acres is committed to providing a website that’s accessible to a wide range of people. To this end, we’re following guidelines put forth by the Web Content Accessibility Guidelines (WCAG), which is issued by the World Wide Web Consortium (W3C). Our goal is to meet level AA compliance of the WCAG. This includes providing text alternatives to visual media, keyboard only accessibility, and level AA color contrast.

Facility Accessibility Statement
Our property is not ADA Compliant and since we have less than five rooms at the inn and live on the premises, it is not required to be physically compliant. We have no ADA Compliant features on the property or in the rooms. Our facilities are not wheelchair accessible as there is no elevator, nor are there any ramps.
